What Your Budget Actually Buys in Timarron: A Sub-Neighborhood Guide for Southlake Buyers

Most buyers arrive at Timarron with a single number in their head. They have seen the master-planned community listed on the portals, seen a median around the high $1.4Ms, and assumed that number describes what they will find at showings. It does not. Timarron is not a neighborhood in the ordinary sense. It is roughly 1,200 acres and around 1,550 homes distributed across fourteen sub-neighborhoods built over more than a decade, each with its own product type, lot size, and price ceiling. The address may say Southlake, and the mailboxes may all say Timarron, but the house you tour on a Tuesday and the house you tour on a Wednesday can be separated by two build eras and a million and a half dollars.

There is also a piece of friction that catches nearly every relocation buyer. Timarron Country Club and the Timarron Owners Association are two different things, and they are joined in two different ways. Confuse them at the offer stage and the lifestyle you thought you were buying disappears when the paperwork closes.

The Two Memberships Buyers Confuse

When you close on a Timarron home, you automatically become a member of the Timarron Owners Association. That gets you the amenities most owners use day to day: two neighborhood centers with 25-meter swimming pools, wading pools, playgrounds, and tennis courts, plus a fitness center at Bent Creek that residents can access twenty-four hours a day with an electronic key card. The Wentwood Neighborhood Center added four reservable pickleball courts, exclusive to residents and guests. There is a catch-and-release fishing pond at Bent Creek, an arbor with a wisteria canopy that blooms in May over in Crescent Royale, and a paved trail network that ties into Southlake and Colleyville sidewalks.

Timarron Country Club is separate. It is a private club at 1400 Byron Nelson Parkway, operated by Invited, and it centers on an eighteen-hole championship course designed by Byron Nelson and opened in 1992. Buying a Timarron home does not buy you access. Membership requires a sponsor. Current members bring in friends, neighbors, and colleagues, which means new residents relocating in from out of state occasionally close on a golf-course lot without a path to the tee box on the other side of the fence. It is a solvable problem, usually through the listing agent or a neighbor introduction, but it is a problem worth solving before you write the offer, not after.

The Timarron sign at the entrance covers two organizations with different rules, different dues, and different ways in. Read a listing that says "on the golf course" as a lifestyle claim, not a membership claim.

What One Median Hides

As of late June 2026, nineteen homes were active inside Timarron, with an average of thirty-nine days on market, an average price of about $391.88 per square foot, and a median list price of $1,489,000. Those are useful anchors, but the spread underneath them tells the real story. The active list ran from a $4,895,000 estate on Eagle Bend at 8,935 square feet down to homes near a million dollars in the older interior pockets. A buyer at $1.1 million and a buyer at $2.8 million are not shopping the same neighborhood. They are shopping different Timarrons that happen to share a homeowners association.

The clearest way to see it is by build era and lot posture.

Lot sizes across the master plan range from 0.15 acres to over an acre. That is the mechanism a portal median cannot convey. The homes north of Continental Boulevard and east of Byron Nelson Parkway trend more affordable than the executive golf-course inventory to the south. If your budget sits under $1.3 million and you want to stay inside the Timarron gates, you are almost certainly shopping Brenwyck, Bryson Square, or a comparable mid-1990s pocket. If your budget starts with a two, you are shopping the golf frontage and the newer custom builds along Eagle Bend and the club perimeter.

Where the Money Actually Goes

Two homes at the same price per square foot can price out very differently once you account for what a Timarron buyer is really paying for.

  • Mid-1990s inventory. A well-kept Brenwyck or Bryson Square home in the $900,000s to low $1.1 millions is priced on Carroll ISD access and the walkability to Rockenbaugh Elementary, not on architectural rarity. Expect updated but not custom finishes, quarter-acre lots, and mature landscaping. Kitchens and primary suites from this era often need refresh work, and inspection findings tend to cluster around original HVAC systems, water heaters, and roofs at or past their service life.
  • Late 1990s to early 2000s executive pockets. Crescent Royale, Cascades, and adjacent enclaves trade at a premium for water views, gazebo overlooks, and the sightline to the 18th green. This band tends to sit in the $1.4 million to $2.2 million range depending on renovation status. Buyers here pay for setting more than for square footage.
  • Eagle Bend and course-frontage estates. Homes built between 1999 and 2004 on lots of a third of an acre and up run from the mid $2 millions into the high $4 millions on the current tape. The premium is view, lot, and gate presence, and pricing precision here is a specialty in itself. A course-facing pad with a poor interior orientation can sit while a slightly smaller home with a clean southeastern exposure moves in under thirty days.

At $391.88 average dollars per square foot across nineteen active listings, the community looks priced in line with much of upscale Southlake. Inside those numbers, the top four listings on the active tape carry a meaningfully higher per-foot figure than the interior mid-1990s inventory. When comparing offers or comps, filter by sub-neighborhood before you filter by anything else. A Bryson Square comp is not an Eagle Bend comp.

What This Means at the Offer Stage

A thirty-nine-day average days-on-market figure will hide fast-movers and long sitters in equal measure. Renovated mid-1990s homes under $1.3 million tend to move quickly when priced honestly, because they draw Carroll ISD buyers who are competing against comparable Southlake pockets outside Timarron. Homes above $2 million tend to sit longer, particularly if the interior finish level has not been refreshed since the original build. Sellers in that upper band who lean on the master-plan median to justify pricing tend to discover the sub-market they are actually in only after the first thirty days elapse.

Buyers writing offers should verify three things before contract:

  1. Which sub-neighborhood the home sits in, and what recent closed comps within that sub-neighborhood support.
  2. Whether the home is deeded with any private access, easement, or shared common area arrangement beyond standard TOA use.
  3. Whether the seller is a current Timarron Country Club member willing to sponsor, and what the current initiation and dues structure looks like directly from Invited.

That third point often unlocks the strongest hidden value in a Timarron purchase. A course-adjacent home with a sponsor introduction is a materially different asset than the same home without one.

FAQ

Are Timarron HOA dues the same across every sub-neighborhood? The Timarron Owners Association is a single non-profit that maintains common areas and amenity centers for all residents. A handful of the sub-neighborhoods carry additional sub-association dues for enclave-specific features. Confirm the exact dues line by line during the option period rather than relying on a listing summary.

Do all Timarron homes feed the same schools? Depending on the exact home location, Timarron students attend Southlake Carroll schools starting at either Old Union Elementary or Rockenbaugh Elementary. Both elementaries feed into Dawson Middle and the Carroll High School campuses. Verify the current attendance zone with Carroll ISD before writing an offer.

Can I use the golf cart paths for walking or biking? No. The cart paths run through private Timarron Country Club property and are signed accordingly. The TOA maintains a separate paved trail network that ties into the surrounding Southlake and Colleyville sidewalks for residents on foot or on bikes.

Is Country Club membership transferable when a home sells? Membership is personal, not attached to the deed. A departing owner's membership does not automatically pass to the buyer, which is why the sponsor question matters at the offer stage rather than after closing.
